20 years of painting Metro Vancouver's strata homes

For 20 years, Art Vision has repainted townhomes and apartment buildings across Metro Vancouver with our own crews. We walk every building first, repair what needs it, and leave a finish that still holds years later.

We had Goran and Peter completely repaint all of our exterior fascia, trim, windows and sills. These guys took care of it all, including soft washing the whole house.

Every surface, written down.

Before a price is given, the crew walks the building and lists every surface: siding, trim, doors, railings, rot and decks.

Art Vision has rebuilt the strata repaint.

What is different?

Most repaints go wrong before the first coat: a price built on a guess, rot painted over, residents caught by surprise. Here is what we do instead, on every project.

Starts with your building.

Send the address. Our team walks it, probes the wood and writes down every surface before a number is given.

Typical painterA price per square foot over the phone.

⌕Book walk-through

  • Walk-through booked
  • Surfaces measured
  • Rot probed and photographed
  • Scope written line by line

Written price, not a guess

Every unit checked first.

Each unit and elevation is inspected before the first coat, so rot is replaced instead of painted over.

01

It listens

Every call, email, Gmail thread and council note becomes a clear request: the building, the issue, the timing and the photos.

02

It remembers

One project file per building across every channel: gate codes, colours, the AGM date. The third visit is smarter than the first.

03

It acts

When something changes, the next step happens: a walk-through is booked, a scope goes out, the crew is scheduled, residents hear first.

Art Vision Connect

Built for property managers, wired to our crew.

Connect turns the Gmail thread you are already in into a painting request you approve, then joins it to the building, the council and the Art Vision crew. Every step is logged on the project file.

Reads the thread you are in

Open the council email in Gmail and click Connect. It reads only that conversation, only when you ask.

Nothing sends without you

Connect drafts the request with the building, issue and timing. You review it and approve it. Nothing goes out on its own.

One file per building

Every request, photo, scope and visit lands on the same project, so the next manager or council member sees the whole story.

Free for property managers

Connect is free for property managers and strata councils across Metro Vancouver. Sign up with Google or Microsoft in a few minutes.

Built for trust

$5M liability insurance

$5,000,000 in commercial general liability coverage, WorkSafeBC cleared. The certificate and clearance letter go out with every quotation.

Our own crews

The same painters from the first coat to the last touch-up. We never hand your building to a subcontractor.

MPI and MPDA standards

We work to Master Painters Institute standards, and to MPDA specifications and inspections when a project calls for them.

FAQ

Frequently asked questions

How much does it cost to repaint a townhouse complex?

It depends on the number of buildings, the surfaces, the access and how much repair the wood needs. We walk the complex first and send a written, line-by-line price, so the council is comparing real numbers rather than an estimate per square foot.

Is the painting assessment really free?

Yes. We walk the accessible surfaces with you or your site contact and send a written scope and price. There is no cost and no obligation to book.

Do you use subcontractors?

No. Our own painters do the work, and the same people who quote the job stay with it until the final touch-up.

Can you price to our depreciation report or an engineer’s specification?

Yes. Send the report or specification and we will price to it line by line, including MPI and MPDA requirements, and point out anything on site the document does not cover.

Which areas do you cover?

Metro Vancouver and the Fraser Valley: Vancouver, Burnaby, the North Shore, Richmond, New Westminster, the Tri-Cities, Surrey, Delta, Langley, Maple Ridge and Pitt Meadows.
